House Rules

Check in: Check in begins at 4pm, if you arrive earlier we have paid lockers in some properties, please ask Reception staff if they can store your bags, we will gladly assist if we have room!


Check Out: Please leave your room by 10.00am otherwise you will be charged for another night! Paid lockers in some properties, please ask Reception staff if they can store your bags, we will gladly assist if we have room!


I.D. Please bring a valid Government issued ID with you such as a passport, drivers licence, ID card. Photocopies will not be accepted.


High Value Bookings: All high value bookings, those over £500 and/or 8 beds a night, require full payment even if you booked a Flexible Rate.


Age Restrictions: Individual guests must be 18 or older to check in unless they are accompanied by an adult (18 or older). Guests under the age of 18 must be booked in to a private dorm or room, they cannot share with guests who are not in their travelling party. Groups with children are welcome and will be placed in rooms with other children from their Group, please contact us for details via our chat bot.


Room Allocation: If you want to share a room with your friends we suggest booking a private room. If you book individually we will do our best but cannot guarantee you will be allocated to the same room. All of our dorms are mixed unless you book a female only dorm.


Payment: We accept payments by Visa, Mastercard and Paypal. Cash is not accepted for bed reservations. Liverpool and London are cashless locations.


Guest Behaviour: Our staff will ask you to leave if your behaviour impacts the safety or security of others guests or staff. You will not be given a refund.

No Smoking: All Kabannas properties are smoke free, this includes vaping. Any guest found to be smoking inside the building will be fined £200 and asked to leave, your room rate will not be refunded.


Alcohol: You must be 18 or older to purchase alcohol from our bars. You cannot bring outside alcohol into the building. Any guest found to have outside alcohol in their possession will be fined £200 and your alcohol will be confiscated until your departure. 


Drugs: Drug use is illegal in England, any guest found to be using drugs or under the influence of drugs will be find £200 and asked to leave, your room rate will not be refunded.


Gambling: Gambling of any form is strictly prohibited.


Soliciting: Soliciting is strictly prohibited.


Personal Property: Dorms rooms have lockers for your belongings, we also have paid lockers in the building for you to securely store your belongings. Bring a padlock or buy one at reception. Kabannas accepts no liability for loss, theft or damage of guest's property.


Damage: Any guest found to have damaged our property will be fined to cover the cost of repair or replacement


Liability: Kabannas liability is limited to the value of services booked. (unless personal injury or death is caused by our negligence)


Data: We will use and store information you supply to us directly or indirectly through a third party such as an Online Travel Agency for the sole purpose of managing your reservation with us and to inform you of additional offers and services we may have available in any of our properties. Pets: No pets are allowed in our buildings except Service Dogs. Please contact us on if you will be bringing a Service Dog with you.

Cancellation Policy

All reservations are charged at the time of booking. Non refundable rates cannot be changed or refunded. If you chose a Freedom 'flexible' rate you can cancel up to 48 hours prior to arrival and receive a full refund. You bank may take 3-5 business days to deposit the refund into your account.

General Terms and Conditions

Please read these terms carefully before you book a reservation with us. Our terms tell you who we are and how we will provide goods and services to you. If you feel there is an error in these terms please contact us to discuss.

 

All reservations are subject to availability and we reserve the right to decline any confirmed reservation at our discretion. If we are unable to accept your reservation we will inform you of this and you will not be charged.

 

A confirmation number does not guarantee you will be accommodated in the exact room or bed type you booked with us. In some situations we maybe unable to honour your exact reservation, where this is the case we will do our utmost to accommodate you in comparable accommodation. We may, in rare circumstances need to relocation your reservation to another property.

 

You are bound by the cancellation policy associated with your reservation, this is made clear on our website or on Third Party websites. Once you book a reservation with us you are entering into a legally binding contract.

 

The maximum length of stay in any Kabannas property is 14 nights. We do not provide permanent or semi-permanent housing. If you stay with us for 14 nights you cannot return for 7 nights.

 

In the unlikely event that it becomes necessary to change your reservation we will inform you as soon as is reasonably possible. You will have the choice of accepting the changed reservation or cancelling your reservation and receiving a full refund.

 

Our liability to you will not exceed the value of your reservation or Group Booking.

 

Any dispute or claim relating to your reservation shall be governed by and construed in accordance with the laws of England.

 

We reserve the right to revise and amend these terms and conditions. You are subject to the terms and conditions that are in force at the time you make your reservation.


Group Terms and Conditions

Each group must designate a group leader. This individual will be the primary point of contact for the property and will be responsible for the group's actions during their stay.


All group guests over the age of 18 must provide a valid government issued ID upon arrival. (Passport, Drivers License, ID Card)


A security deposit of £20 per person maybe required at check in for Stag, Hen and Celebration groups. This will be refunded at check out provided there are no outstanding charges or damages.


If your group plans any activities in the property these must be coordinated with the Reception team to ensure they do not disturb other guests.
